Commercial Lighting & Outlet Replacement

Failed fixtures, flickering lights, worn switches and damaged outlets replaced, and old fixtures upgraded to LED.

Lighting and Outlet Replacement for Commercial Spaces

Dead fixtures in a corridor, flickering troffers over desks, a cracked outlet in a break room: small electrical problems pile up in commercial buildings and make a space look neglected. Most of them are replacements of fixtures and devices that already exist, and that’s the work we do.

We replace lighting, switches and outlets in offices, stores, restaurants, medical offices, schools and warehouses across Greater Philadelphia, usually in one visit and without shutting down the whole space.

What We Replace and Install

  • LED upgrades: fluorescent troffers and strip lights replaced with LED fixtures or retrofit kits
  • Failed fixtures: ceiling, surface, recessed, pendant and wall fixtures in offices, stores and common areas
  • Warehouse lighting: failed high-bay and strip fixtures replaced with LED
  • Exit signs and emergency lights: failed units and batteries replaced so they work during a power outage
  • Outlets: cracked, loose or worn receptacles replaced; GFCI outlets where the location requires them; USB combination outlets
  • Switches and controls: worn switches, dimmers and wall-box occupancy sensors for storage rooms, restrooms and conference rooms
  • Exterior wall lights: failed wall packs and entrance lights replaced with LED

Our work is replacing and upgrading fixtures and devices on existing circuits. If a problem turns out to be in the wiring, the panel or needs a new circuit, we’ll tell you what we found so it can be scheduled with the right trade.

Why Upgrade to LED

LED fixtures use much less energy than fluorescent tubes, last much longer and remove the flicker and buzz of failing ballasts. For many buildings, replacing fixtures as they fail, or a floor at a time, is the easiest way to cut lighting maintenance. We can match color temperature across a space so new fixtures don’t look out of place next to the old ones.

How a Lighting Repair Visit Works

Tell us which fixtures or outlets aren’t working and send a photo if you can. The technician confirms what has failed, replaces it with a commercial-grade fixture or device, and tests it before leaving. In occupied offices and stores we work early, late or section by section, and we protect furniture and floors under ladder work. You get a work order with before and after photos.

Dark Corridors and Flickering Lights Make a Building Look Neglected

Failed fixtures and worn outlets are noticed by tenants, staff and customers. Most replacements take one visit, and switching to LED cuts both energy use and future repair calls.

Commercial fixtures are built for long daily run times, grid ceilings and higher light output, with drivers rated for continuous use in enclosed ceilings. They also come with ratings for damp or wet locations where needed. Residential fixtures installed in commercial spaces often fail early and may not carry the ratings the location requires.

Under the National Electrical Code, GFCI protection is required for receptacles in commercial restrooms, kitchens and break rooms, outdoors, on rooftops and within 6 feet of sinks, among other locations. If an outlet in one of these areas isn't protected, we can replace it with a GFCI receptacle.

If a fixture keeps flickering after a new tube, the ballast is usually failing. At that point, an LED retrofit kit or new LED fixture is often a better investment than a new ballast, since LEDs use less energy and don't need tube or ballast replacements.

Yes. We replace failed exit signs, emergency light units and their batteries, then test them on battery power before leaving. Exit and emergency lighting should also be checked regularly, which can be part of a scheduled Facility Support Services program.
