Commercial Door, Lock & Panic Hardware Repair

Doors that won't lock, latch or close properly, repaired the same day across Philadelphia and the suburbs.

Door Repair for Commercial Buildings

A commercial door does several jobs at once. It keeps the building secure, lets people out in an emergency, meets accessibility rules and is the first thing a visitor touches. When a lock sticks, a closer slams or a panic bar stops latching, the problem is bigger than an annoyance: an entrance that won’t lock, an exit that may not work, or a tenant complaint waiting to happen.

We repair, adjust and replace commercial door hardware in offices, stores, restaurants, medical offices, schools, hotels and warehouses across Greater Philadelphia. Our technicians bring common closers, cylinders and exit device parts on every call, so most repairs are finished on the first visit. Hardware that has to be ordered gets a secured temporary fix and a scheduled return.

Panic Hardware and Exit Device Repair

Panic bars, also called push bars or exit devices, have to release every time someone pushes them. We repair and replace:

  • rim, mortise and vertical rod exit devices on single and double doors
  • push bars that stick, need too much force or don’t latch after the door closes
  • worn or bent vertical rods and latches on double doors
  • dogging mechanisms that won’t hold or release
  • exit devices on fire-rated doors, replaced with fire-rated hardware
  • exit alarms and trim on the outside of the door

Exit doors that don’t latch or release properly are a safety issue, and we treat these calls as a priority.

Magnetic Lock and Access Control Hardware

Magnetic locks hold only when the lock and its armature plate meet flat and square. Doors that sag, frames that shift or loose mounting hardware cause most maglock failures. We realign and remount maglocks and armature plates, repair and replace electric strikes, adjust doors so they close fully against the lock, and remount card readers and door position hardware.

When the problem is in the access control system or the fire alarm connection rather than the door, we work alongside your security or alarm vendor so the door and the system are fixed together.

Door Closer Repair and Adjustment

A closer should bring the door back to fully closed and latched without slamming. We adjust closing and latching speed, replace leaking or worn closers, and replace arms and brackets on standard and fire-rated doors. On accessible routes, we set closers so the door takes at least five seconds to move from 90 degrees open to 12 degrees from closed.

Locks, Cylinders and Rekeying

  • repair and replacement of failed lock cylinders, deadbolts and lever sets
  • rekeying after staff changes, lost keys or a tenant move-out
  • upgrades to higher-grade commercial locks
  • replacement of round knobs with ADA lever hardware

Frames, Hinges, Storefront and Automatic Doors

We straighten and realign door frames, replace worn or loose hinges, and repair doors that drag, bind or won’t latch. For aluminum storefront entrances we handle alignment, pivots and hardware; see window and storefront door repair for glass and frame work. We also repair automatic sliding and swing door operators and sensors, and dock and warehouse man doors.

How a Door Repair Visit Works

You tell us what the door is doing, or send a photo or short video. The technician checks the door, frame and hardware together, because a latch problem is often a sagging hinge or a shifted frame. Most repairs are done on the spot. Before leaving, we check that the door closes, latches and locks properly and that the opening force feels right. You get a work order with before and after photos for your maintenance file.

For doors that can’t wait, such as a front entrance that won’t lock at closing time or broken glass, call our emergency repair team, available 24/7 with a target 1-hour response.

  • An entrance that won't lock or a failed lock cylinder
  • A door that won't close fully or latch
  • A panic bar or exit device that sticks or won't release
  • A closer that slams or won't bring the door closed
  • A magnetic lock or electric strike that won't hold
  • A bent or shifted frame

Anything that affects security or the ability to exit the building should be fixed the same day, not added to a list.

Many panic bar problems are adjustments: a latch out of line with the strike, worn vertical rods, a loose device or a door that sags. We repair those on the spot. If the device is worn out or damaged, we replace it with one of the right type, and with fire-rated hardware on fire-rated doors.

Usually the magnet and the armature plate aren't meeting flat, because the door has sagged, the frame has shifted or the mounting has loosened. Dirt on the contact surfaces and a door that doesn't close fully are also common causes. We realign and remount the hardware and adjust the door. If the issue is in the power supply, access control or alarm connection, we work with your security vendor to fix it.

Usually, yes. Rekeying is faster and cheaper, and it's the right choice when the lock works but keys are out of your control after a staff change or a lost key. Replacement makes sense when the cylinder is worn or damaged, or when you want a higher-grade lock.

Common signs: the door slams, doesn't close fully, swings too fast or too slow, or the closer body is leaking oil. On fire-rated doors, a closer that doesn't close and latch the door has to be fixed right away. On accessible routes, closers should be set so the door takes at least five seconds to move from 90 degrees to 12 degrees from closed.

Key requirements include hardware that works without tight grasping or twisting (levers instead of round knobs), a maximum opening force of 5 pounds on interior doors, at least 32 inches of clear width, and properly set closer timing. We point out obvious problems during a repair and can replace knobs and adjust closers on the same visit.

At least twice a year, and quarterly for busy entrances in retail, restaurants and office lobbies. Regular checks catch loose hinges, worn cylinders and failing closers before they become security or safety problems. Door checks can be part of a scheduled Facility Support Services program.
