The property in question is a three-story, 22,000 sq ft Class B medical office building in Philadelphia, home to nine independent healthcare tenants — including a primary care group, a dental practice, a physical therapy clinic, and several specialist offices. Unlike a standard office, a medical building carries patient-facing expectations every single day: clean corridors, working restrooms, functioning exam-room lighting, and zero tolerance for tripping hazards or out-of-service doors.

When the management company brought in Facility360° in early 2025, maintenance was being handled by five separate contractors with no coordination between them — a general handyman, an electrician, a drywall and ceiling crew, a door-hardware vendor, and an on-call painter.
