About the role
Facility360° Solutions is looking for an experienced senior commercial maintenance technician and project lead to run repair, maintenance, and improvement projects across Greater Philadelphia.
This is a working leadership position. You will supervise projects and still pick up tools when the job calls for it. The right person has strong hands-on trade experience, can diagnose problems without a second opinion, and has coordinated technicians, subcontractors, materials, schedules, and client expectations before.
Most of the work runs through our facility support services and commercial handyman programs, with periodic painting and flooring projects. Scopes are small to mid-size, which means fast turnarounds and a lot of direct client contact rather than months on a single site.
What you’ll be doing
On site
- Inspect commercial properties and evaluate repair and maintenance requests
- Develop practical scopes of work and identify required labor and materials
- Lead small and mid-size commercial maintenance projects start to finish
- Coordinate technicians and subcontractors on site, assign responsibilities, verify quality
- Perform and supervise general repairs, installations, and facility improvements
- Troubleshoot basic plumbing and electrical problems
- Oversee door and hardware, drywall, painting, flooring, fixture, and finish work
- Follow safety procedures and keep an organized job site
With clients and the office
- Communicate with property managers, business owners, and dispatchers
- Provide project updates, photographs, material receipts, and completion reports
- Flag additional work or hidden conditions before proceeding, not after
- Keep projects on schedule and inside the approved scope
- Respond to urgent commercial maintenance situations when available
What we’re looking for
Experience
- At least 5 years of professional construction, maintenance, or commercial handyman work
- Prior experience leading technicians, subcontractors, or small project teams
- Strong knowledge of general construction and facility maintenance
- Practical knowledge of plumbing and electrical systems
- Ability to read work orders, measurements, product instructions, and basic project documents
- Strong troubleshooting and decision-making under time pressure
Credentials and equipment
- Valid driver’s license
- Reliable personal work vehicle
- Your own professional tools and equipment
- Active general liability insurance
- Current Pennsylvania Home Improvement Contractor registration
- Ability to invoice and work as an independent contractor
